For properties in Westmount we service the door, the hardware that lifts it and the opener that drives it, and we install new doors and openers when the old ones are done. Residential and commercial work are both covered, each with its own parts, tools and approach.

Our technicians treat a door in Westmount as a system: springs, cables, drums, rollers, tracks, opener and sensors all affecting each other. A repair that ignores the neighbouring parts fails early, so we check the lot, fix what is worn, and tell you honestly what is fine and can wait.

How a visit goes

Many of the homes we work in have doors older than the people living there. Extension springs without safety cables, wooden sections that have taken on water, openers made before safety sensors were standard.

    Step 1 of 5

    Call and describe the door

Describe the property, the hardware and what has changed, and the visit starts from what you have seen.

    On our way

We agree a time that suits you and confirm what we will bring. If a photo helps, send one; a crooked door or a snapped spring is easy to spot.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 33 in 100 homes · newer homes
  • About 33% of homes in Waterloo were built in 1980 or earlier, according to the 2021 Census. In neighbourhoods built more recently, most garage doors are sectional steel on torsion springs with a belt or chain opener from the same era. The springs on these doors are rated for a set number of cycles, and many are now reaching the end of that first life.
  • Single-detached houses make up about 49% of homes in Waterloo (2021 Census). In areas mixing houses with townhouses and condos, a technician often works on several doors on one street, some owned outright and some looked after by management. Scheduling them together saves everyone time, and we are glad to plan a visit that covers the group.

Your questions, answered

What is in the written report?

The date, the door and opener model numbers, the spring type and dimensions, and a line for each component with its condition. Findings are sorted into in good order, maintenance done, planned repair and stop-use. Measurements such as seal gaps, track spacing and photo-eye height are recorded, and photographs of anything worth showing are attached. It is written so a future technician can quote from it and a future inspection can compare against it.

Is the seal on an insulated steel door different?

Sometimes. Many insulated doors have the seal channel moulded into a plastic cap that wraps the bottom rail, which takes a specific profile rather than a generic one. If that cap is cracked or the channel has opened, a screw-on aluminum retainer can be fitted over the rail so a standard T-style or bulb seal can be used from then on. Identifying the retainer at the first look settles which route applies.

Why did the cable come off the drum?

A cable leaves its drum when it goes slack for a moment while the drum keeps turning. The usual reasons are the door closing onto an object or a ridge of ice so the bottom stops early, a spring that has lost tension or broken, or a drum whose set screws let it slip on the shaft. The technician finds which of these happened and corrects it so the new cable stays seated.

Does the opener need adjusting after the spring is replaced?

Usually a little. A balanced door presents a much lighter load than a door with a broken spring, so the opener's force settings are reset to suit it, and the travel limits are checked so the door seals at the floor and stops cleanly at the top. The technician then runs the reversal test and the photo-eye check to confirm the safety system responds correctly with the new balance.
