What you get back is a report with four kinds of entry. Items that are in good order, so you know what is fine. When a vehicle or something heavy has struck the door, the technician starts at the mark and works outward along the force's path. A dented bottom section can push a roller sideways in its track, bend the track itself where the roller was, shift a bottom bracket and change how that cable sits on its drum. The hinges beside the impact are checked for splits and the strut for a kink. The door is then observed through a cycle to see whether it now twists or hesitates at the point of damage. The finding is written up as cosmetic, hardware repair, section replacement or a counterbalance that needs resetting, so you can decide with the whole picture in view.
Scene 2
Once the door has been tested, the technician goes back along it with a socket set and a level. Every hinge bolt and track bracket is checked for tightness, and any that has backed out is snugged; the bottom roller brackets are left to the trained, system-specific handling their lift-cable tension calls for, not a routine snug. The vertical tracks are checked for plumb and the horizontals for level, with the door-to-track gap measured and any pinch or flare recorded. Hinges are numbered from the bottom up and a hinge in the wrong position, often left from an earlier repair, is noted. A stripped fastener or a bent bracket becomes a repair item rather than a tightening.

You leave the visit with a written report tied to a date, the door and opener model numbers, and the technician's name. It lists what was in good order, what was maintained on the spot, what is worth planning and, if anything, what must be corrected before the door is used. Measurements and photographs sit alongside the findings so a future repair can be quoted from the record and a future inspection can show what changed. Keep it with the door's manuals or in the home file. It is the kind of document that answers a buyer's question, an insurer's question or your own question in a year's time in one page.

The date, the door and opener model numbers, the spring type and dimensions, and a line for each component with its condition. Findings are sorted into in good order, maintenance done, planned repair and stop-use. Measurements such as seal gaps, track spacing and photo-eye height are recorded, and photographs of anything worth showing are attached. It is written so a future technician can quote from it and a future inspection can compare against it.
The moving metal-on-metal points get a light coat: the spring coils, the hinge knuckles, the roller bearings and the pins at the bottom brackets. A silicone or lithium product made for doors is used, then the door cycles a few times to carry it in. The tracks are the exception; they are cleaned and left bare, since a slick track lets the wheels skid and holds grit against them.
