Springs Openers Doors

Garage Doors in RummelhardtAn old opener,
brought up to date.

Many openers still running in Rummelhardt predate photo-eyes and rolling-code remotes. Replacing one brings a quieter motor, a battery backup for power cuts, sensors that stop the door for a child or a pet, and remotes that cannot be copied from the driveway, all installed and tested in a single visit.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 33 in 100 homes · newer homes
  • About 33% of homes in Waterloo were built in 1980 or earlier, according to the 2021 Census.Where homes are newer, the garage is usually attached and often has living space over it, so the door forms part of the insulated envelope. Insulated panels, tight perimeter weatherstrip and a good bottom seal make a real difference to the comfort of the room above.
  • Single-detached houses make up about 49% of homes in Waterloo (2021 Census).A neighbourhood with a mix of detached houses and townhouses or condos means a technician moves between a wide family double door and a narrow single in a row within the same afternoon. The van carries hardware for both, and each visit is planned for that door.

Rust has crept along the bottom edge of the lowest section. What began as bubbling paint is now a soft, flaking strip, the seal retainer is working loose, and a screwdriver pressed against the worst spot goes through the steel.

There are mouse droppings along the wall behind the recycling bins, and at one bottom corner of the door the vinyl has a neat chewed notch the width of a thumb. Something has found its way in for the winter.

The wall button works every time. The remote only works if you are practically under the door; from the end of the driveway it does nothing at all.

Garage Door Opener Replacement

A person looks at an overhead opener above a closed garage door with a row of windows. — Garage Door Opener Replacement, Rummelhardt
The call
You want the ceiling back. A storage loft, a vehicle lift or kayak racks would fit if the long rail and motor box were not hanging in the middle of the garage, and the low ceiling of an older house leaves little room for the standard rail…

Extension springs run along the sides and stretch as the door closes. They should have a safety cable threaded through them so a break does not send steel across the garage. We replace the springs, fit the cables and set them evenly.

  1. Part 1The panels

    Garage Door Panel Replacement

After an overnight freeze the door stuck to the slab, the opener strained, and something gave. The bottom section is bowed inward, one hinge has torn free of its screws, and the rubber seal along the bottom no longer sits flat.

  2. Part 2The springs

    Torsion Spring Replacement

After pulling the red release cord, you tried lifting the door yourself and it would barely leave the floor. A door that used to glide up with one hand now takes real effort, which points to the counterbalance rather than the opener.

  3. Part 3The cables

    Garage Door Cable Replacement

After years of slushy winters the cables look thinner near the bottom brackets, with rust streaks running down the door where they attach. The door still works, but the frayed wires catch your glove when you brush past.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

A roller near the top corner is riding on the lip of the track rather than inside it, and the section above leans back a little more each week. The door still moves, but it looks one bump away from coming out altogether.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

For a few days there was a grinding sound whenever the door started moving. Now the motor spins freely and the door stays exactly where it is.

Your questions, answered

What is a strut, and does a new section need one?

A strut is a horizontal steel stiffener fastened across the inside of a section to keep it from bowing. Wide doors, top sections where the opener arm pulls, and bottom sections that take knocks are the usual places for them. If your damaged section had a strut, the new one gets a straight strut refitted or replaced. If a top section bowed because it never had one, adding a strut is part of putting it right.

Is the seal on an insulated steel door different?

Sometimes. Many insulated doors have the seal channel moulded into a plastic cap that wraps the bottom rail, which takes a specific profile rather than a generic one. If that cap is cracked or the channel has opened, a screw-on aluminum retainer can be fitted over the rail so a standard T-style or bulb seal can be used from then on. Identifying the retainer at the first look settles which route applies.

Why does my door go back up when I try to close it?

The opener believes something is in the way. Either the photo-eye beam near the floor was broken, misaligned or blocked, or the door met more resistance than its force setting allows, often from a frozen seal, stiff rollers or a travel limit set slightly too long so the door hits the slab. The indicator light on the head unit usually tells which of the two it was, and the technician confirms it by testing rather than guessing.

How do I test the safety reversal myself?

Two checks, once a month, each starting with the door fully open. For the first, set a scrap of 2x4 flat on the concrete where the door will land and press the close button; the moment it meets the wood it should climb back to the top. For the second, start the door closing and pass a broom or your arm across the low sensor beam; it should reverse just the same. Any hesitation means a small adjustment is due.
