A high-lift conversion raises the door's horizontal track toward the ceiling, freeing the space above a car for a hoist or storage. We rework the tracks, drums and springs for the new travel and fit a jackshaft opener beside the door.

LAKESHORE VILLAGE GARAGE DOOR SERVICES · OPEN 24/7 · 23YEARS IN BUSINESS

Our way of working

Many of the homes we work in have doors older than the people living there. Extension springs without safety cables, wooden sections that have taken on water, openers made before safety sensors were standard. We know how these doors were built and how to bring them up to today's expectations without ripping out what still works.

Every part checked, every cycle tested.

  1. A walk-through of the door. You see what we see: the spring that has stretched, the cable that is fraying, the sensor that is knocked off line.
  2. Care for what is stored. Bikes, tools, seasonal boxes and vehicles are moved or covered as needed, and put back where they were.
  3. Choices that fit your plans. Selling next year, staying for decades or renting out: the right option depends on that, and we ask before advising.

Garage door spring replacement

Choose the service you need

Business doors have their own needs: heavier hardware, more cycles per day, loading bays that have to stay tight against the weather. Alongside our residential work, we look after sectional and rolling doors for shops, garages and warehouses.

Springs & Hardware

Repair & Maintenance

A door in good repair is quiet, closes flat against the floor and stays put wherever you stop it.

The largest moving
part of your home.
Worth a closer look.

A garage door belongs to the architecture. Its movement belongs to your everyday life. We bring both into the conversation.

Garage Door Tune-Up

Illustrative garage doors scene; not an actual job
The call
You moved in a few months ago and have no idea when the garage door was last looked at. The previous owners left the remotes on the counter and no paperwork, and the door works, but it works loudly and unevenly.

Off-Track Garage Door Reset

The call
You tapped the door with the bumper while backing in, barely a nudge, and now the bottom corner has swung inward. One roller is dangling outside the rail, the section is twisted, and the door will neither rise nor settle flat.

Garage Door Roller Replacement

Illustrative garage doors scene; not an actual job
The call
Since the cold snap the door has been stiff and noisy first thing, and after the last thaw the bottom corner began to judder. There is slush in the foot of the track and a bloom of rust on the lowest wheel.

Extension springs run along the sides and stretch as the door closes. They should have a safety cable threaded through them so a break does not send steel across the garage. We replace the springs, fit the cables and set them evenly.

  1. Part 1The panels

    Garage Door Panel Replacement

After an overnight freeze the door stuck to the slab, the opener strained, and something gave. The bottom section is bowed inward, one hinge has torn free of its screws, and the rubber seal along the bottom no longer sits flat.

  2. Part 2The springs

    Torsion Spring Replacement

After pulling the red release cord, you tried lifting the door yourself and it would barely leave the floor. A door that used to glide up with one hand now takes real effort, which points to the counterbalance rather than the opener.

  3. Part 3The cables

    Garage Door Cable Replacement

After years of slushy winters the cables look thinner near the bottom brackets, with rust streaks running down the door where they attach. The door still works, but the frayed wires catch your glove when you brush past.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

A roller near the top corner is riding on the lip of the track rather than inside it, and the section above leans back a little more each week. The door still moves, but it looks one bump away from coming out altogether.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

For a few days there was a grinding sound whenever the door started moving. Now the motor spins freely and the door stays exactly where it is.

Which fix fits?

Tap a situation. The answer opens here.

If The door starts to close, then reverses and the opener light blinks.

Then Photo-eye alignment.

The sensors near the floor are out of line or dirty; a clean and re-aim usually restores normal closing.

If The door touches the floor and pops back open.

Then Close-limit adjustment.

The opener thinks it hit something; setting the travel limit correctly stops the bounce.

If The door closes but leaves a gap along the bottom.

Then Bottom seal and limit setting.

A compressed seal or a short travel limit leaves daylight; both are simple to correct. Garage Door Bottom Seal Replacement

2021 census: what it means at the door

Every square is one home in a hundred.

  • 33 in 100 homes · newer homes
  • About 33% of homes in Waterloo were built in 1980 or earlier, according to the 2021 Census.Where houses are newer, driveways slope up to the door and the apron is smooth, so the bottom seal usually meets the floor evenly. Seal work here is more about replacing a section cracked by winter salt than about closing a gap, and it is a small, worthwhile job.
  • Single-detached houses make up about 49% of homes in Waterloo (2021 Census).Where housing is mixed, the doors are mixed as well: wide insulated doubles, narrow singles in rows and the occasional rolling door on a small commercial unit at the corner. Spring type, cable length and opener strength are matched to each door individually.

Your questions, answered

Chain or belt: which should I choose?

Both move the same doors, so the choice is about sound and setting. Chain is the sturdy, simple workhorse and a fine fit for a detached garage or a workshop where a little noise is nobody's concern. Belt is the pick when a bedroom, nursery or office shares a wall or floor with the garage, because it starts and stops softly and hums rather than rattles. If the ceiling is crowded, a wall-mounted unit beside the spring shaft removes the rail altogether.

What happens to the old opener?

The technician takes it away. The steel rail, chain and angle iron go to metal recycling and the head unit, with its motor and circuit board, goes to electronics recycling rather than the landfill. Old remotes are cleared from memory before they are discarded or handed back to you, and any wiring that is not being reused is removed from the ceiling and walls so the garage is left tidy.

Should an opener from before the mid-1990s be replaced rather than repaired?

Manufacturers recommend replacing units made before 1993, since most lacked external entrapment protection such as a photo-eye pair, a sensing edge or a constant-contact close control. Identify the model rather than guessing its age or remote type, since a fixed-code remote with small switches is not proof by itself. Replacing rather than repairing brings the sensor beam, a contact-sensitive force setting, remotes whose code changes on every press and a console lock button.

Does the opener need adjusting after the spring is replaced?

Usually a little. A balanced door presents a much lighter load than a door with a broken spring, so the opener's force settings are reset to suit it, and the travel limits are checked so the door seals at the floor and stops cleanly at the top. The technician then runs the reversal test and the photo-eye check to confirm the safety system responds correctly with the new balance.
