Before you call

We keep these notes short and practical. Each one takes a single question, gives the honest answer, and points out when the job is one for a technician rather than a Saturday afternoon.

Repair & Maintenance

What is in the written report?

The date, the door and opener model numbers, the spring type and dimensions, and a line for each component with its condition. Findings are sorted into in good order, maintenance done, planned repair and stop-use. Measurements such as seal gaps, track spacing and photo-eye height are recorded, and photographs of anything worth showing are attached. It is written so a future technician can quote from it and a future inspection can compare against it. Garage Door Safety Inspection

What is the difference between a tune-up and a safety inspection?

An inspection looks and reports; a tune-up looks, reports and then does the maintenance. Both begin with an observed cycle and a check of hardware, balance, sensors and reversal. A tune-up goes on to tighten fasteners, lubricate the moving points, adjust the opener and align the photo-eyes, and it may swap a worn roller or a bottom seal on the spot. If you want the door serviced rather than assessed, the tune-up is the one to book. Garage Door Tune-Up

Should I lubricate the track to help the rollers?

No. The track is meant to be clean and dry; grease on the rail gathers dirt and makes the wheels slide rather than roll, which wears them faster and can contribute to a roller leaving the rail. Put a silicone spray made for garage doors, or a lithium grease, on the hinge pins, roller bearings and spring coils, wipe off the excess, and give the tracks nothing more than a damp cloth. What is a strut, and does a new section need one?

A strut is a horizontal steel stiffener fastened across the inside of a section to keep it from bowing. Wide doors, top sections where the opener arm pulls, and bottom sections that take knocks are the usual places for them. If your damaged section had a strut, the new one gets a straight strut refitted or replaced. If a top section bowed because it never had one, adding a strut is part of putting it right. How do worn rollers affect the opener?

An opener is built to guide a balanced door, and every wheel that binds, wobbles or grinds adds resistance it has to overcome across the whole travel. It works harder, runs hotter, and may trip its force limit or reverse partway through a cycle. After roller replacement the technician confirms the door holds its own weight with the opener released, then checks the opener's force setting and its reversal on a test block, since a door that moves freely often needs those settings reduced. Why did the hinge crack in the first place?

Steel flexed often enough eventually cracks, and several things speed that up. A door out of balance is dragged by the opener, and every hinge takes the strain. A seized roller twists its hinge on each trip. A track out of line pinches the panels at the curve. A wide panel without a strut flexes at the joint. Corrosion at the low hinges thins the steel. The technician looks for which of these was at work so the new hinge is spared the same stress. Garage Door Hinge Replacement

What information helps when I call?

Where the damage is, at floor level, near the curve or overhead; what caused it if you know, such as a bumper or a ladder; whether the door is closed, open or stuck partway; whether any roller has come out of the channel; whether there is a spring above the door or springs along the tracks; and the door's rough size. A photo of the damaged length and of a bracket with its screws is very useful. Garage Door Track Repair or Replacement

Why did the cable come off the drum?

A cable leaves its drum when it goes slack for a moment while the drum keeps turning. The usual reasons are the door closing onto an object or a ridge of ice so the bottom stops early, a spring that has lost tension or broken, or a drum whose set screws let it slip on the shaft. The technician finds which of these happened and corrects it so the new cable stays seated. Garage Door Cable Replacement

Openers & Access

Why does my door go back up when I try to close it?

The opener believes something is in the way. Either the photo-eye beam near the floor was broken, misaligned or blocked, or the door met more resistance than its force setting allows, often from a frozen seal, stiff rollers or a travel limit set slightly too long so the door hits the slab. The indicator light on the head unit usually tells which of the two it was, and the technician confirms it by testing rather than guessing. Garage Door Opener Diagnosis and Repair

What is the trolley, and why would it get stuck?

The trolley is the carriage that rides along the rail, pulled by the chain, with the door arm hooked to it. It gets stuck when the travel limits creep and it is driven onto the stop bolt at the head end or the stop tab at the door end, where the motor hums but nothing moves. The technician slackens the chain, runs the trolley off the stop under power, and pulls the limit back so it stops short in future. Chain-Drive Opener Repair

The motor runs but the door stays still. What has happened?

Something between the motor and the door has let go. On a belt drive the usual suspects are a broken clip where the belt joins the trolley, a belt that has jumped off the sprocket or idler pulley, a trolley that failed to re-engage after the red cord was pulled, or a stripped drive gear inside the motor head, which leaves plastic shavings on the housing. Each is a specific repair. Belt-Drive Opener Repair

How do I test the safety reversal myself?

Two checks, once a month, each starting with the door fully open. For the first, set a scrap of 2x4 flat on the concrete where the door will land and press the close button; the moment it meets the wood it should climb back to the top. For the second, start the door closing and pass a broom or your arm across the low sensor beam; it should reverse just the same. Any hesitation means a small adjustment is due. Installation & Upgrades

How is the old door removed?

Technicians disconnect the operator, stabilize the assembly and control the spring system before detaching cables or high-tension fixtures. Sections are supported and separated in sequence, followed by track and related hardware. The agreed scope states whether removed materials are taken away, while site protection keeps nearby finishes and belongings clear during dismantling. Sectional Garage Door Replacement

How is the opening measured before ordering?

The installer records finished width and height at multiple points, then checks the floor, jambs and header for level, plumb and useful attachment surfaces. Sideroom, headroom and backroom are measured to nearby obstructions. Beams, pipes, lights, storage racks and opener equipment are included because the door sections and tracks need a clear path from closed to fully open. Insulated Steel Garage Door Installation

How are springs chosen for the new assembly?

Spring selection uses the completed door's weight, height, lift arrangement, drum geometry, and expected operating cycle. Reinforcement and windows are included in that calculation. After installation, technicians apply tension with proper winding tools and check manual balance through the travel range, adjusting both sides so cables remain even and the door stays controlled. What information should I keep after the project?

Retain the door and opener instructions, product identifiers, colour or finish reference, glass selection, spring information and the final work record. Photographs of labels and the completed decorative layout can also help. This small file supports correct cleaning choices, makes later parts discussions more precise and gives future service technicians a clear account of the system originally installed.
